Maintenance Tips

Keep Your Apartment Clean

Your apartment should be clean and well maintained when you move in. Keeping your apartment clean will assure you of a pest-free and disease-free home. Regular housecleaning is the best way to avoid problems.

Trash

Remove all garbage from your apartment daily. To reduce the risk of insect problems, use plastic garbage bags instead of paper shopping bags. You must place your garbage in one of the dumpsters near buildings 1808, 1904, 1912, 2001, 2005, 2013, 2104, and 2110. Do not place trash outside the dumpster, in the common areas or breezeways.

Mildew

Preventing and removing mold and mildew buildup is your responsibility. Use your apartment’s exhaust fans frequently; do not be afraid to leave them running for long periods of time. Close the bathroom door when you bathe in hot water and avoid using humidifiers.

Cooking Odors

Please keep your front door shut and use your kitchen exhaust fan when you are cooking aromatic foods. Using your fan will keep your cooking smells from leaving your apartment and migrating into the hallways and other apartments.

Carpeting

Keep your carpet clean to prevent pests. Vacuum frequently and clean up all spills or stains immediately. Your carpet is stain-resistant, but spills left to linger are difficult to remove. Permanent stains are considered damage and will result in charges.

Insects and Other Pests

Even the cleanest apartments may be invaded by pests such as ants, cockroaches, or mice. If you notice ANY pests, please report them promptly so we may arrange for extermination services before the pests have an opportunity to multiply and spread to other apartments. Ant traps, aerosol insecticides, roach traps, and mouse traps all are available at no charge to the resident. Report problems by calling the duty phone 487-DUTY or 487-3889 or by using the repair request form on the housing website.

Lower Heights Windows

Be careful opening and closing your windows. Be sure both locks are open before cranking the window open; if you try to open or close the window when one lock is still fastened, you will break the glass. Do not over tighten a closed window either; the crank will be stripped.

Lower Heights Storm Doors

When entering or leaving your apartment, please be sure the storm door is latched. Leaving the door ajar allows it to blow open in the wind, breaking glass and damaging hinges and frames. If your door is damaged because you failed to latch it securely, you will have to pay for its replacement or for repairs to its glass, screen, hinges, or frame.

Freezing Pipes

Heat convectors will freeze and burst under certain conditions, damaging property and causing injury. As a precaution, keep your thermostat set to at least 55 degrees in freezing weather; do not turn the heat lower even if you plan to be gone for several days. For the same reason, do not leave windows open for more than twenty minutes in cold weather. If your convectors burst because you allowed them to freeze, you will have to pay for repairs to the heating system and to your building.

Furniture

Daniell Heights Apartments are furnished with wood furniture with laminate tops. You must be careful not to damage the furniture. Use napkins or coasters to prevent ring stains from drinking glasses. To avoid burns, do not put hot pans or similar things on the counter, table, floor, desk, bed headboard, or any other surface without first protecting the surface. Likewise, protect the table and kitchen counter from cuts and scratches by using a cutting board. Please use the repair/furniture request form online if you have a furniture or repair problem.
