Welcome to Daniell Heights Apartments!
With their close proximity to campus, apartment-style living and affordability, Daniell
Heights Apartments are a popular choice for Michigan Tech student housing. Designed for resource and energy efficiency, it is one of the first LEED Gold Certified
student residences in Michigan. Recent renovations were completed in 2019, providing
residents with a updated and modern living experience.
Located in the 1800, 1900, 2000, and 2100 blocks of Woodmar Drive, Daniell Heights
provides one, two, and three bedroom apartments to students at Michigan Tech. Each
unit is complete with kitchen, private bathroom, bedroom(s) and living room. Utilities
such as cable, internet, heat, refuse, sewer, and electricity are included in your
monthly rent. Laundry rooms are located within each building for common use. Residents
also have access to a shared Community Room conveniently located in upper Daniell
Heights. University shuttles are provided for student transportation within the local
Houghton and Hancock area free of charge.
Students can apply to Daniell Heights regular apartments at any time via the Daniell
Heights waitlist, but must be 21 years or older to hold a contract.

Apartment Furnishings
The apartments in Daniell Heights are semi-furnished. Adding your additional furniture
to the provided furnishings will help you make your apartment your home. New contract
holders may expect to find in each bedroom: one bed, one desk, one chair, and one
set of drawers. One bedroom apartments also have a couch, an end table and stools
for countertop dining. Two bedroom apartments also have a couch, a soft chair, an
end table, and a table with chairs for dining.

Tenant Additions and Removal
Contract holders are allowed to add tenants to their apartments. To add or remove
a cotenant, please use this form. The Graduate Student Government recommends contract holders and tenants create an
agreement so that clear expectations are created. A Roommate Agreement Template along with other helpful tips for adding or removing cotenants can be found on the
GSG website.
Meal Plan
Students residing in Daniell Heights have typically had several years on campus to
adjust to academic life and have largely transitioned to independent living. Daniell
Heights residents are NOT required to select a meal plan, but can select from any
of the residential or Top Dog meal plans if desired.
Optional Top Dog Express Meal Plans are available for Daniell Heights residents to
purchase on Experience, using the Billing and Payments card. If you are interested in exploring your on-campus meal plan options, please visit

Parking and Shuttle Services
Parking is available for a fee on Woodmar Drive. Every vehicle parked on-campus is
required to have a parking permit. Please contact Transportation Services located in the Administration Building Room 100 for more information.
No car? No problem! Shuttle services are also available for students living in Daniell
Heights free of charge during the fall and spring semesters. The shuttle provides
access around campus and shopping locations in the local Houghton and Hancock areas.
To easily access shuttle services and routes, Michigan Tech has partnered with TripShot,
which can be downloaded by following the Sign Up for TripShot tutorial.
Mailbox Keys and Package Lockers
Each apartment is provided with one mail box key assigned to the contract holder.
Keys are provided at time of check-in and must be returned to Housing Services during
check-out. Any lost or unreturned apartment or mailbox keys at time of check-out from
your apartment will result in a fee assigned to the contract holder.
Daniell Heights residents who receive large or oversized packages can pick up their
packages at the package lockers, which are located just below the Daniell Heights
mailboxes. Residents who receive packages will be provided with a key in their mailboxes,
which they can use to unlock the package locker that matches the number found on the
key. Keys to open the package lockers are one-time use and will remain in the lock
after the student retrieves their package. Please follow the steps in the tutorial
video to retrieve your large or oversized packages.
Definitions of Daniell Heights
A Co-Tenant Takeover is when an existing contract holder legally passes ownership
and responsibility for their contract to one of their Registered Co-Tenants. There
are some requirements which limit eligibility for this process.
- One Co-Tenant Takeover per Contract: Only contracts that were received directly from the university are eligible for a
Co-Tenant Takeover. If you received your contract via a Co-Tenant Takeover, you are
not eligible to pass it along to one of your Co-Tenants.
- Four-month Registration Requirement: Registered Tenants must be living in the apartment and registered as Tenants for four months before they are eligible to take over the contract.
- Prohibition on Faculty/Staff Member Takeovers: Co-Tenants who are staff or faculty members are not eligible to take over contracts
from student Contract Holders, as staff members are prohibited from becoming Registered
Tenants to student Contract Holders by the Daniell Heights Contract. Faculty and staff
members may take over contracts from other faculty and staff members if they meet
the above requirements
Apartment/Contract Transfer
An Apartment Transfer is when a Contract Holder with an existing, active contract
requests to move to a different apartment within Daniell Heights. Apartment Transfer
requests are generally only accepted during the Spring Semester, after Contract Renewal
takes place.
If you’re experiencing a significant change in your circumstances and need to cancel
your housing contract, you may request a Contract Release.
Please note:
- Releases are not guaranteed — each request is reviewed by the Contract Release Committee, which meets monthly.
- If your request is approved, you’ll be charged a cancellation fee equal to one month’s rent.

Early Educational Release
An Educational Release from the Daniell Heights contract can be requested by Contract
Holders who will be leaving their apartment for the following reasons:
- Graduation
- Co-op
- Internship
- Study abroad
- Withdrawal
- Academic dismissal
Educational releases are typically only granted for specific end dates at the end
of the Fall and Spring semesters and must be submitted within the Educational Release
Request windows communicated by REHS.
A Roommate Agreement is a document signed by Contract Holders and their Registered
Tenants which outlines things like what rent will be paid to the Contract Holder by
their Registered Tenants, whether Registered Tenants must give the Contract Holder
notice before vacating the apartment, and other shared rights and responsibilities
between the Contract Holder and Registered Tenants. The Graduate Student Government
hosts a sample Roommate Agreement on their website.
A Registered Tenant is defined as the person(s) co-residing in the unit who must be
ONE of the following:
- An enrolled Michigan Tech student in good academic and conduct standing with no financial
holds in place
- An authorized dependent living with a Michigan Tech student. An authorized dependent
qualifying as a Registered Tenant must be the spouse, partner or dependent child of
a Michigan Tech affiliated Registered Tenant.
- A Michigan Tech staff or faculty member. Faculty and staff members are NOT eligible
to become Registered Tenants of Michigan Tech students.
Registered Tenants are responsible for making a rent payment arrangement directly
with the Contract Holder, not with Michigan Tech.
Daniell Heights apartments have a limit to the number of students who can live in
the apartment as Registered Tenants and Contract Holders. Only Contract Holders, Registered
Tenants and their Dependents may live in the apartment.
- One-bedroom apartments may have a maximum of one (1) Contract Holder, one (1) Registered
Tenant and two (2) Dependents
- Two-bedroom apartments may have a maximum of one (1) Contract Holder, two (2) Registered
Tenants and three (3) Dependents
- Three-bedroom apartments may have a maximum of one (1) Contract Holder, three (3)
Registered Tenants and four (4) Dependents.
Dependents are defined as the minor children of the Contract Holder or Registered
Tenant who live with the Contract Holder or Registered Tenant at least fifty-one (51)
percent of the time. Dependents must have the Michigan Tech apartment address as their
primary address.
Minor children are under the age of eighteen (18). Upon turning eighteen (18) years
of age, the minor child becomes a legal adult.
Overnight guests are permitted in Daniell Heights Apartments for three nights in a
row without registration. Any guest who stays longer than three nights must be registered
through the Housing Office in 153W Wadsworth hall before 5pm on the fourth night.
An occupant is any Contract Holder, Registered Tenant, Dependent or Guest residing
in the apartment.
